Become a Homeowner

Download the Home Ownership Pre-Application.

Habitat for Humanity is a homeownership program that empowers families to build a new life through the stability and security of owning a home. Contrary to public perception, Habitat homes are not given away, homes are sold to families who qualify, are willing to make a down payment, make a monthly mortgage payment, and put in sweat-equity hours. Habitat homes are affordable because Habitat for Humanity is a non-profit organization, the homes are sold with a no-interest mortgage, and volunteers build the homes.

Habitat provides "a hand up, not a hand out."

Applicants for homeownership go through an extensive selection process. The process includes a review of their financial status, job history, and other qualifications. Applicants must meet income guidelines, have good credit, a minimal level of debt, and be willing and able to perform 250 hours of "sweat- equity" (per adult in family) to help build their own homes and those of others. The selection process, building of the home, and fulfillment of sweat equity requirement can take up to 2 years to complete. Because Habitat families help to build their own homes they develop an intense pride in homeownership. They are personally invested in their house and feel strongly that it will provide a better future for their family. Like any family, Habitat families establish roots in their communities by becoming involved in schools, community service, and business.

  • To become a Habitat homeowner, the following general requirements must be met:
  • You must have a steady income and be able to pay a mortgage.
  • You must have a need for safe, decent and affordable housing.
  • You must be willing to partner with Habitat for Humanity.
  • You cannot own a home and cannot qualify for a conventional mortgage.
  • You must live in Charlevoix or Emmet County.
